Navigating the Japanese rental system can be tricky for foreigners. Here are 5 important terms you must understand before signing any lease!
🔑 1. Shikikin (敷金) Security deposit. Usually equivalent to 1-2 months' rent. It's partially refundable if there's no major damage or unpaid rent.
💸 2. Reikin (礼金) “Key money” — a non-refundable gratuity paid to the landlord. This can be 1-2 months’ rent and is not returned under any circumstances.
🧾 3. Chukai Tesuryo (仲介手数料) Agency fee paid to the real estate company. Typically 1 month’s rent (plus tax).
🧹 4. Kanrihi / Kyōekihi (管理費 / 共益費) Monthly maintenance or management fees. Covers shared space cleaning, elevator maintenance, etc.
📆 5. Koshinryo (更新料) Renewal fee. If you stay beyond your first lease (often 2 years), you may need to pay 1 month’s rent to renew the contract.
📌 Tip: Always ask for a breakdown of all initial costs. A “0-reikin, 0-shikikin” apartment can still have high upfront fees.
